Greenz by Danube project overview
Greenz by Danube is Danube Properties’ first large-scale master-planned townhouse and villa community. It is positioned in Dubai International Academic City, near Dubai Silicon Oasis, and introduces lower-density family housing to a corridor better known for education, technology and apartment-led development.
The official project material describes a gated collection of 768 homes arranged around landscaped open space and more than 50 recreation, wellness, sports and family amenities. The residential mix is specific: three and four-bedroom townhouses, plus five-bedroom semi-detached and twin villas. Greenz is not an apartment development and it is not in Al Furjan.
Homes are promoted as fully furnished with Dolce Vita-branded Italian furniture and interiors. Depending on the selected type, project material also highlights private outdoor areas, sky gardens, closed kitchens, contemporary façades and private lifts. Every item must still be checked on the selected home’s specification and furniture schedule rather than assumed from a community rendering.
Townhouses, villas and size guidance
The controlled project mix comprises three and four-bedroom townhouses, five-bedroom semi-detached villas and five-bedroom twin villas. Qualified market guidance places the broader built-up range at approximately 2,400 to 3,950 sq. ft., but Danube’s live page directs buyers to the official floor plans rather than publishing numeric areas in its page text.
Buyers should compare built-up area, plot area, internal area and terrace or sky-garden space separately. The selected floor plan should identify the number of levels, maid’s room, lift, parking, balcony or roof space, storage, kitchen configuration and garden treatment. A project-level minimum must not be used as the area of every residence.
Current price and availability
Danube’s current project page advertises Greenz from AED 3.5 million. This is the current developer-level entry guide checked on 25 August 2026, not a binding offer for a specific townhouse or villa. Available pricing will vary by home type, built-up and plot areas, row or villa position, outlook, private lift, garden and remaining release.
Request a dated availability sheet showing the unit number, exact type, plot, floor plan, furniture schedule, total price, booking amount, Dubai Land Department charge and administration fees. Any earlier expression-of-interest or launch figure is historical context unless it appears on the current reservation form.
Payment plan and completion
The live official project page is internally inconsistent: its headline block displays Pay 0.5% Monthly, while the same page’s payment section and FAQ promote a 1% monthly payment plan. Danube’s official launch announcement also refers to the 1% monthly structure. The complete booking percentage, instalment dates, construction allocation and handover balance are therefore not inferred here.
Danube currently gives Q4 2029 completion guidance, while its official launch announcement specifies handover in December 2029. The reservation form and sale and purchase agreement control both the payment milestones and binding completion date. Buyers should verify escrow instructions, assignment provisions, delay clauses, inspection rights and any post-handover component before signing.
Amenities and community design

Amenity availability, opening dates, operating rules and service charges may change during construction. The term “Beach Hub” describes a designed community amenity and should not be read as evidence of a natural beachfront or unrestricted beach title.
Academic City location and access
Greenz is in Dubai International Academic City near Dubai Silicon Oasis. Danube’s current marketing gives approximate access guidance of one minute to Emirates Road, two minutes to Dubai–Al Ain Road, five minutes to Sheikh Mohammed bin Zayed Road, ten minutes to Silicon Central Mall and eleven minutes to Dubai Safari Park.
The developer also references the future Metro Blue Line and a planned metro shuttle. Future infrastructure, station access and journey times must not be treated as guaranteed until the relevant authorities confirm and deliver them. Buyers should test current routes from the exact community entrance during normal peak traffic.
